Hearing Tuesday on 2 St. John Condo Proposals

July 23, 2004 – The Planning and Natural Resources Department will hold a public hearing Tuesday on permit applications for two proposed condominium projects on St. John.
The hearing is scheduled to begin at 10 a.m. at the Legislature Building in Cruz Bay.
Both Sunset Ridge Villas and Wingmark Caribbean have applied for group dwelling permits. Such permits allow "for grouping on smaller parcels of land," Marjorie Emanuel, DPNR's director of comprehensive and coastal zone planning, said.
Emanuel said the permits call for using the least environmentally sensitive part of the land.
The developers of Sunset Ridge Villas have asked to build 14 condominium units at 1B and 1F Bethany. This property is located next to the existing Sunset Ridge Villas time-share complex. The existing project has six two-bedroom units, each one 1,800 square feet in size.
Emanuel did not know the acreage for the new project.
The developers of Wingmark Caribbean have applied for a permit to build 40 condominium units on 4.9 acres at 11 Estate Enighed. This property is in the same neighborhood as, but not next to, Serendip Condominiums.
